1. Preliminary Design

Belcoast Homes will arrange a Preliminary Design to optimise your property’s potential. This includes not only executing the client’s ideas, but also taking into account all practical considerations such as the optimum number of dwellings to achieve the best return for your property investment.

2. Town Planning & Sub division

Upon approval of the Preliminary Design, Town Planning drawings are completed and all required documentation lodged to council to obtain the Town Planning Permit. At this stage, we also provide you with a fee proposal for subdivision and construction works, to ensure your development fits your budget.

3. working drawings

After council approval has been achieved, we gather all required documentation to obtain a Building Permit. This ensures that there are no delays once the Planning Permit is issued.  Our colour specialist will work with you at this stage to select your materials, finishes and any upgrades.

4. Building Permits

When your contract, working drawings and colour selections have been approved, our Project Co-ordinator will prepare for site start, including the Building Permit application. We organise soil tests, property information certificates, energy ratings, structural and civil engineering and all other required documentation. At all times our Project Co-ordinator will keep you informed on the progress.

5. Construction Management

The Belcoast Homes Build Quality Processes set the standard for our construction team to complete every project as if it was their own. We are driven by our passion to deliver a quality build and we pride ourselves on our high-level attention to detail. We employ highly-skilled tradesmen and ensure the standard of workmanship is maintained throughout the entire process. Clients are kept up to date on the progress of their build with regular site visits and ongoing communication. A standard unit development is usually completed within 6-8 months.
